Elastaseal Z uses innovative technologies to deliver a fast application on existing roofs with weathered, worn or damaged substrates and gets its Z from its zero odour, zero leaks and zero disruption benefits.
Elastaseal Z is a leading liquid roof waterproofing solution that offers a safer, more user-friendly experience for sites where fumes can be hazardous, such as schools, pharmaceutical and food/beverage manufacturing sites, hospitals, commercial offices and retail units.
Available in 10, 15, 20, 25 and 30 year systems, Elastaseal can provide long-lasting protection in as little as 2 coats and delivers a breathable, seamless finish that can also improve the thermal performance of roofs when used as a BUR solution with the appropriate insulation. Adding to its list of features, Elastaseal Z can also be applied as a wet-on-wet system, dramatically saving time and costs for clients.
The Elastaseal Z cold liquid system is ideal for roof refurbishment projects as well as new builds. The system is compatible with the majority of existing roof membranes and is particularly beneficial as a long-term solution to commercial buildings with leaking flat roofs.
During the free site survey, we will consider the following:
- The condition of the existing membranes, taking core samples to determine moisture levels.
- Whether the roof is suitable for overcoating.
- The termination details required to achieve a watertight system.
The Elastaseal Z warm roofing system provides long-term waterproofing and a thermal upgrade to improve comply with the building regulations Part L. Once installed, the system helps lower energy costs by conserving heat within the building.
During the free site survey, we will consider the following:
- The condition of the existing membrane and it’s suitability for a thermal upgrade.
- Whether the existing roof membrane requires a vapour control layer
- We will take core samples to determine the build up of the roof and the presence of moisture.
- We will carry out U value calculations to determine the thickness of insulation required and provide a condensation risk analysis.
- We will discuss the type of warm roof required e.g. flat insulation boards or a ‘cut to falls*’ scheme which will guide rainwater into the drainage system.
- We will provide out a wind uplift calculations to ensure that the roof is fixed adequately.
- We will agree termination details required e.g. watercheck or drip trims to manage to roof drainage.
In the Elastaseal Z inverted roofing system, the waterproofing membrane is applied directly to the existing roof and the insulation and filtration layer is applied above. The roof design is finished with paviours, sedum or other options to improve the functionality of the roof creating roof gardens, terraces or private balconies. The system’s seamless nature provides maximum protection and helps lower energy costs by reducing heat loss from the building.

One of our highly experienced Area Business Managers will meet with you to discuss your project and undertake a free survey of your roof, noting any issues and defects to ensure every aspect of the project is clearly understood and documented thoroughly.
